This secondary dwelling unit was designed to match and complement the main house, with compatible architectural style and finishes.
On this odd shaped lot at the end of a cul-de-sac, the guest house was set opposite the main house in a open corner that was very restricted for available building footprint. In addition to the standard City setback requirements, we carefully and strategically placed the guest house around a Sewer Line Easement that cut through the middle of the property, a Public Utility Easement running across the lot frontage, and a Storm Drain Easement that took up most of the rear yard behind the guest unit.In spite of the challenge, the resulting location of the guest house was a nice complement to the adjacent main residence, to the landscape, and the outdoor spaces. The roof truss design allowed for vaulted ceilings in the living spaces and provided energy-heels to improve insulation performance at the perimeter. Turf-block was used in the front yard to enhance the automobile circulation without the need for the additional impervious surface.
