Some projects require pushing beyond the allowable requirements set by the planning codes in order to find success, due to hardships or unusual limitations of a property. Variances can be granted if there are restricting circumstances unique to the property, if the current zoning prevents you from enjoying the same property benefits as the surrounding neighbors, does not adversely affect any of the surrounding neighbors, and in granting of the variance there are no special privileges being created by its approval. In these cases we can present your project and argue on your behalf for approval to mitigate the hardships and realize the potential of the project.

Some commercial projects will require Use Permit approvals for the particular nature of the business, if changing from the current use, or changing to a use not currently approved for that location. We have a broad experience in navigating that process with most local municipalities.
